Understanding your objectives

Where possible, we like to meet all our clients face to face at the start of the process and to develop a full understanding of your objectives and timescales. Our role is then to assist you with the development of your vision using our inherent knowledge of property and the market.

We have been in the business long enough to appreciate that your requirements are very likely to evolve as we go through the search process. We will develop a real understanding of your preferences, although at times we may challenge your thinking and introduce you to properties that you may not have otherwise considered.

Comprehensive search

Our aim to is to source and present to you as many opportunities as possible that match your requirements.

Depending on the parameters of your search this may include getting you access to properties before they come to the market, ensuring you are made aware of private opportunities, and making direct and targeted approaches to owners of properties that may not even be for sale.

We are experienced and well regarded in the markets that we operate in and have deep roots in the sector both professionally and personally. Our unrivalled network across multiple sectors coupled with a relentless and proactive search process gives our clients access to a greater choice of property than they can get anywhere else.

Due diligence

Such is the nature of property and our understanding of our clients’ requirements that we spend much of our time giving reasons why they should not buy a particular property rather than advising them to make a purchase.

Because we see every relevant property in the markets we cover, we pick up a huge amount of information. We know the potential pitfalls to look out for, going above and beyond in our due diligence to give our clients the most transparent and clear view of the opportunity before they commit to a purchase. This includes: an accurate view of true value, associated and third-party factors that materially affect the value, market supply and demand and strength of the competition.

Negotiation

Our aim is to secure your property on the best possible terms by placing you in the preferred purchaser position.

In every scenario we make sure we understand the circumstance and motivation behind a sale. We work out the seller’s options and combined with our careful due diligence and combined 90 years’ experience in the market we construct the best possible negotiation strategy.

Price will always be a factor in negotiating a purchase, but we also focus very carefully on presenting our clients as well represented, organised and informed, the importance of which should not be underestimated.  This approach has been essential in enabling us to develop such a strong track record of purchasing property across the length and breadth of the UK.

Day one and beyond

Many of our clients are based overseas and/or purchasing a large rural property in the UK for the first time. We provide a trusted sounding board to steer them through what can be a very busy and challenging period following a change of ownership. We help our clients form short, medium and long term plans and design a structure to deliver them.

Taking ownership of a new property should be both exciting and enjoyable but having the right team of advisors in place from the outset is essential to achieving this. With years of experience in rural business and estate management we can provide this service using our knowledge and connections throughout the industry to bring in the best and most appropriate advice as and when required. Our independence enables us to select consultants and professionals from the widest possible field as we have no ties to or commercial agreements with other firms.
